Adare is not a normal wiring job
More of Adare's housing stock is protected, thatched or otherwise historically sensitive than almost anywhere else in the county. That changes how the work is done before it changes what it costs.
Protected structures
On a protected structure you cannot simply chase cables into walls. Routes have to work with the building: under floors, through existing voids, or in surface containment chosen to be as unobtrusive as possible. It is slower and more thoughtful work, and the right contractor will talk about routes before talking about price. Anything affecting the character of a protected structure may require consent from the local authority, so plan for that timeline.
Thatched properties
Thatch changes the fire risk calculation entirely. That rules out certain fittings in or near the roof space, means particular care with anything that generates heat, and makes the quality of connections matter more than usual. Insurers for thatched properties often ask specific questions about the electrical installation, and a periodic inspection report is the document that answers them. What an inspection report covers.
Guesthouses, holiday lets and hospitality
Adare runs on visitors, and a good deal of its property is let rather than lived in. That brings obligations a family home does not have: an installation used hard by people who do not know it, emergency lighting where it applies, and paperwork a booking platform or insurer may ask for.
Schedule inspections and any remedial work for the quieter months. Taking a let property offline in summer is expensive, and anything found needs time to fix.
The newer housing
Not all of Adare is period. The estates built around the village over the last twenty-five years are straightforward modern installations, and the work there is what it is anywhere: EV charge points, garden rooms, attic conversions and the occasional board that has run out of spare ways. EV charger costs and the grant.
Getting to you
Adare is a short run from the city, so scheduling here is easier than for west Limerick. Survey-first jobs on period property are booked as a separate visit, because there is no sensible way to price that kind of work over the phone.
